What is a RICS Valuation Report?
A Red Book valuation is a type of property valuation that is RICS-approved.
Red Book valuations are designed to ensure that high standards of inspection, investigation, analysis, definitions, justification, and presentation are met. The end product should therefore be a well considered and robust document that the intended parties can rely upon.
These formal valuations are undertaken by Registered Valuers who are professional members of the Royal Institution of Chartered Surveyors (RICS).

1) Private RICS Property Valuation
We offer Private Property Valuation on residential property to provide an overall assessment of a property to determine its current Market value.
Private valuations are types of reports that may be for a homeowner who wishes to gain an idea of what their property may be currently worth or if a property buyer wishes to check the current market value of a property, they are considering purchasing.
A RICS private valuation report is an independent, objective assessment of a property’s market value conducted by a Chartered Surveyor (Registered Valuer) in accordance with the RICS Red Book standards.
As accredited RICS members, our private RICS valuations comply with all rules and regulations.
2) Probate Valuation
We offer Probate Valuations on Residential Property.
Probate is the legal process of accounting for a person’s assets in the event of their death. This process is most commonly conducted by the executors who will carry out all wishes of the deceased, as stipulated in the will.
These reports may be required when the executor of an estate that includes property, and they may need it valued. This will affect reporting the estate to the HMRC, and has an impact on inheritance tax (IHT).
A property valuation for probate will be required for Inheritance Tax Purposes (IHT)
Inheritance Tax is a tax on the estate (the property, money and possessions) of someone who’s died.
3) Matrimonial Valuation
A matrimonial valuation will provide you with an accurate valuation of the property, which you can then take forward into separation proceedings.
We can undertake matrimonial valuations on behalf of one of the parties, or both parties can chose to directly instruct us to conduct the valuation.
As accredited RICS members, our matrimonial valuations comply with all rules and regulation of the RICS Red Book.
Wherever necessary, we can also provide matrimonial valuations in accordance with part 35 of Civil Procedure Rules (CPR) 1998.
We prepare valuation reports that can be used in matrimonial and family negotiations, or for court purposes where a surveyor is appointed.

4) Shared Ownership Valuation
We offer Shared ownership valuations on Residential Property.
A Shared Ownership valuation, otherwise known as a Shared Equity valuation needs to be carried out by an RICS registered valuer to provide a market value for the sale or purchase of your percentage share in your property.
An RICS Red Book Valuation will be required whether you are looking to sell the property or if you are looking to purchase a larger percentage of the property (known as ‘staircasing’.)
Every time you try to increase your portion of your property, you’ll need a valuation on the current value. This is so you are paying the most current market rate when you buy the next portion.

Our RICS Valuation Survey Process
Step 1 – Get A QUOTe
The first step is to check out if your require a specific Valuation Report undertaking or are just looking for a private RICS Property Valuation.
Once you have chosen which valuation service you require, you can get a free quotation and activate you client account.
Step 2 – INSTRUCT survey
Once your quote has been confirmed, you can proceed by clicking ‘Book Now’ in your account or via the quotation email sent.
The next steps is to complete the instruction, finalising the terms of engagement. Then it is time for you to sit back.
STEP 3 – TRACK SURVEY
Once your instruction is confirmed you can track the progress of your valuation from your account. Stage update emails will be sent.
Our expert RICS surveyors will inspect the property as quickly as possible and we will keep you informed throughout the process.
STEP 4 – RECEIVE REPORT
The final step is for you to receive your RICS Valuation report. Once our surveyor has written the report it will go through internal audit.
Once your report has been finalised it will then be uploaded to your account. You will receive an update email advising it is ready.
