What to expect from your RICS Level 3 Survey?

Q. What is a Level 3 House Survey?

The RICS Home Survey Level 3 is part of the leading series of residential property RICS survey reports.

The Level 3 Survey is a detailed building survey report, compiled after a physical inspection of a property by a Qualified RICS surveyor, which provides home buyers with a highly detailed insight of the properties construction and condition.

The survey aims to give you professional advice to make a highly informed decision on whether to go ahead with buying the property, take into account any serious issues with the property, and consider what further advice you should take before committing to purchasing the property.

Q. What does the surveyor inspect on a Level 3?

The surveyor inspects in detail, the inside and outside of the main building and all permanent outbuildings, recording the construction methods and materials, and the significant visible defects that are evident.

The surveyor will also make observations regarding the properties construction methods and techniques, and will highlight any potential inherent or hidden concerns or known issues.

The surveyor does not force or open up the fabric of the building. This includes taking up fitted carpets, fitted floor coverings or floorboards, moving heavy furniture, removing the contents of cupboards, roof spaces, etc., removing secured panels and/or hatches, or undoing electrical fittings.

Q. What properties is a Level 3 Survey suitable for?

A Home Survey Level 3 building survey is suitable for the majority of properties in any condition.

The Level 3 survey is however, aimed for properties which are in poorer condition, older buildings, unusual properties, and properties which have been extensively altered or significantly extended.

Q. What happens if issues are discovered during a Level 3 Survey?

During a Level 3 building survey, should the surveyors encounter any defects that require expensive repairs or concerning matters that require attention, it doesn’t automatically mean the sale will fall through, or that you shouldn’t purchase the property.

Remember the survey is a tool to help highlight any issues or concerns that may be present. If any issues are uncovered, as will be advised within a report, you can obtain repair quotes to then use the report as a renegotiation tool, asking for the price of the property to reflect the cost of the repairs.

By renegotiating and decreasing the purchase price, you should have the money to do the repairs by someone that you choose.

Q. Is a Level 3 Home Survey worth the money?

A Level 3 Home Building Survey can be an important part of the house buying process, and can be a good way to avoid unexpected repair costs.

The Level 3 survey could highlight defects that may not be immediately obvious when you where viewing the property.

As the RICS state, ‘because forewarned is forearmed’. According to the Royal Institution of Chartered Surveyors (RICS) buyers who didn’t get a survey faced on average £5,750 worth of repairs when they moved in and 17% of these ended up paying more than £12,000 on average to make their homes habitable.

STEP 4 – RECEIVE REPORT
