Getting a Survey in Runcorn
Runcorn is an industrial town and cargo port in the Borough of Halton.
Runcorn is situated on a spur projecting into the River Mersey, which flows to the north and then to the west of the town.
On the north bank of the river is another spur forming the West Bank area of Widnes; together these form Runcorn Gap, a narrowing of the River Mersey.
A new town plan was published in 1966, and it encompassed neighbouring settlements and created new housing estates to the south and east.
The key features of the new town were its styled unique housing and estate designs, segregated pedestrian pathways, Busway, extensive landscaped green space, separate industrial areas and new town centre.
Three bridges span the River Mersey and the Manchester Ship Canal at Runcorn: the Silver Jubilee Bridge, Mersey Gateway, and Runcorn Railway Bridge.
To the west of the Central Expressway lies the Old Town of Runcorn, Higher Runcorn, Weston, Weston Point and Clifton (formerly Rocksavage), and the new town estates of Halton Brook and Halton Lodge.
To the east are the formerly separate villages of Halton and Norton, and the new town estates of Castlefields, Palacefields, Windmill Hill, Murdishaw, Brookvale, Hallwood Park, Beechwood and Sandymoor.

Common Survey QUESTIONS in RUNCORN
Firstly, it is important to remember that if you are getting a mortgage, the lender’s valuation is not a survey.
The main purpose of a mortgage lender’s valuation is to confirm the mortgage offer and may only briefly mention defects that affect the property as security for the mortgage loan.
Buying a home in Runcorn might be one of the most expensive and biggest decisions you will ever have to make, and it is key to remember the importance of getting a survey.
A survey carried out by a qualified RICS surveyor can help highlight any problems or defects with the property that may not be immediately obvious when viewing your new dream home.
Normally, once you have had your offer on the prospective property accepted you should book a home survey.
Remember it is a good idea to book the survey as soon as possible once your offer has been accepted, in order to understand what condition, the property is in before you fully commit to purchase.
This will also help you to understand whether the price you’re paying for the property is reasonable and, if not, you can look into potentially renegotiating the sale price.
Usually, we aim to deliver all reports within five working days, inline with our terms and conditions.
Our timescales allow for surveyors to reflect, and provide a detailed and comprehensive survey report, going through internal audit, in order to provide you with a professionally high level of service to help assist you in making an informed decision.
We keep you fully up to date with the progress of your survey, and you can also track the progress via your client account.
We also offer a fast-track service for when you are in need of a quicker turn-around.
For more information about turnaround times, feel free to get in contact. We’ll always do our best to meet our customer’s needs.
Yes, you can get an RICS Home Survey done on your own property.
This can often be a useful tool when it comes to selling your home. It can provide you with an insightful assessment of the condition of your property, and can provide you with details on any defects or maintenance issues that may need addressing.
This can help you decide whether or not you should make improvements before you sell, and give you the knowledge of any defects that may be present which could be highlighted during the sale and cause a delay.
You can get a survey on your property at any time. If you have particular concerns or are just curious about the condition, it could be a good idea.
