There are many common myths and misconceptions surrounding property surveys.
We answer 3 popular survey misconceptions so you know the facts about getting a property survey.
It is important to remember that getting a mortgage lender’s valuation is not a survey.
It is extremely common for people to confuse the valuation report undertaken by the lender’s Surveyor with an independent home survey. It is key to remember the mortgage valuation report is prepared for your lender and not for you.
The primary purpose of a mortgage lender’s valuation is to confirm the mortgage offer of the lender and may only briefly mention defects that affect the property as security for the mortgage loan.
Conclusively, as the buyer it is vital that you therefore don’t rely exclusively on a mortgage valuation to be the key aid in your decision of whether to proceed with the property purchase.
It is not uncommon for issues or concerns to be identified on a survey.
Should the surveyors encounter any defects that require expensive repairs, it doesn’t automatically mean the sale will fall through, or that you shouldn’t purchase the property.
Remember the survey is a tool to help highlight any issues or concerns that may be present. If any issues are uncovered, as will be advised within a report, you can obtain repair quotes to then use the report as a renegotiation tool, asking for the price of the property to reflect the cost of the repairs.
By renegotiating and decreasing the purchase price, you should have the money to do the repairs by someone that you choose.
Surveys are an incredibly important part of the house buying process.
They allow you to understand any defects and possible financial implications of the property that you are wishing to buy. Surveys highlight any defects that may not be immediately obvious when viewing a property.
As the RICS state, ‘because forewarned is forearmed’. Not only getting a survey, but choosing the right survey will help highlight any serious problems that may be present, and allow you to understand the condition of the property, including what actions may need to be taken, whether it be immediate or that need to be planned for.
According to the Royal Institution of Chartered Surveyors (RICS) buyers who didn’t get a survey faced on average £5,750 worth of repairs when they moved in and 17% of these ended up paying more than £12,000 on average to make their homes habitable.

A. Once you have received a Quotation you will gain access to your Client Account and will be able to manage your booking directly through here.
Please note – you will not be able to proceed with the booking until your quotation has been reviewed and accepted.

We strongly believe we are often booked up in advance for the use of our services, most notably due to our high quality and comprehensive surveying services that we provide in the local area.
We find that many of our customers and clients are aware, directly or indirectly, of the quality of service we provide, and find that they are more than happy waiting for the use of our high level quality services.
A. Full details on how to pay for your survey are contained in your invoice.
We accept different methods of payment, from debit / credit cards to bank transfers.

A. Once you have completed the instruction process, and we have received your signed terms and payment, we will proceed to book your survey appointment and you will be notified of your scheduled survey appointment date.
Following that, if there are no issues, you may not hear from us again until we have completed the survey inspection.
Once your survey has been successfully completed you will be notified by email and provided with an estimated delivery date for your report, in line with our report delivery timescales which can be found in the terms and conditions.
A. Our survey reports are as standard delivered electronically via PDF format.
You will be notified by email when your survey report is ready and available to download via your client account.
There will also be a direct link contained within the email for you to download your report.
Hardcopy reports can be obtained and are available for an additional fee. (Please note hardcopy reports will be delivered following initial electronic delivery)
A. Once your survey appointment has been successfully undertaken, your Client Account will be updated, and you will be notified by email when to typically expect delivery of your survey report.
Our survey reports are usually delivered 5 working days following the date of inspection, in line with our terms and conditions.
Our timescales allow for surveyors to reflect, and provide a detailed and comprehensive survey report, going through internal audit, in order to provide you with a professionally high level of service which is to help assist you in making an informed decision
A. Yes, Mason Wright Associates are Regulated by RICS.
The RICS Regulation scheme sets out to reinforce professional standards and raise consumer confidence in the delivery of professional advice to the highest standard level.

A. No, however, the RICS Home Survey – Level 2 (survey and valuation) is a survey report which provides a valuation within the report (may be subject to additional fees).
Valuations can be included in other reports we offer upon request, subject to additional valuation fees.

A. Yes, all of our surveyors we employ are qualified and members with the Royal Institution of Chartered Surveyors (RICS), which is the leading regulatory authority in the industry. Many of our surveyors also hold additional qualifications within the surveying and property industries.
A. We will always try our best to accommodate any requests made for a specific surveyor, however, we cannot guarantee that any one specific surveyor will be available at that time.
A. No, unfortunately, we do not allow our surveyors to be accompanied during their survey inspection, most notably for insurance and company compliance reasons.
